each real estate office is independently owned so it all depends on the individual owner. a Coldwell banker office in one city can be owned by the greatest person while a coldwell office in a 2nd city could be owned by a scam artist.

plus each agent of the office is not an employee. so you can have a great agent working in same office as a snake. They are independent contractors so the Broker(local office) can not control much of what they do by law.

select a national franchise chain and select an agent with 10+ years experience.

First question is phrased in such a way that leads me to believe you don't know much about how Real Estate companies work. The agents work as independent contractors and have very little oversight of their agents. Certainly they can "fire" them, but they don't watch over them closely like they would an employee. So you need to find a reputable agent instead. Ask friends and family that have recently bought homes in your local area for recommendations.

Second question. interest rates change daily- even hourly. They also vary depending on the type of loan you are getting, the number of years the loan will be amortized over, your personal credit rating, how much you are putting down, how large of fees you are willing to pay up front. Again, ask friends and family that have recently got a mortgage in your local area for recommendations. Find a loan officer in your local area that you can meet with face to face and ask as many questions as you wish.

One of the best ways to list or buy a home is go to the most popular searches online about Real Estate, you can go there and look for the agent that have more listings in the area you are looking for, those web sites have a good way to look for agents that fill your expectations about your area, price range, features and more.

You will have a lot of agents that fill your expectations but the most important is look for their reputation online and remember that is very important to check out how they work and if they are successful in have a good and quick results.
